What I was basing it on June, is what my Sister-in-law had to pay to go through probate because of 4 children and it is still less than what you pay and she is in Seattle WA. But you might have to do probate because of all the children. My Sister-in-law had to do probate court because of 4 children. You might not have to if only your son wants the house. But with me and my Sister it was simple because we had the Last Will & Testament (Mother), and everything was spelled out, and my sister did not want any part of the house, because her doctor, dentist etc was in Eugene 14 miles south and no car, and the bus only 5 times a day would have made it hard for her. All she wanted was the money that was left for her and a few things she wanted from the home her. And where she was moving to a lot of things was not a good thing to have. We both had to move as where we lived we no longer met the requirement to live there as we had to much. My sister went to a Senior Living place because at the time we was already 63 and could get there. The rent encluded 3 meals a day lousekeeping. She had to do her own laundry. And she was close to the bus line. And it was cheaper living there then having to pay rent buy food and other things. This is a Senior Living building. They do have lots of things going on there. So if he doesn't have to go to probate I guess your other children are already set up with what they are going to get. Now, my sister in law said that with 4 children you had to go through probate because the lawyer said so, because the house was being sold and all being divided, and money from bank(s) stocks and bonds, you need probate. Maybe you don t have lots of that or selling the house. But with probate it take nearly a year because to get the biggest amount of the money which is the selling of the house and the rest it takes 11 1/2 months for all to be settled. But here with everything doing it the way we did you can have it all done and settle in 60 days. And when my Mother moved to Asst Living she had the form filled out with her name and mine that I was getting the house and she signed and I did also and the Notary stamped it and we filled it at the Courthouse and after she died the house became mine. All may not work the same there. But most of it was done the will for my Mother, she just added an adment to the will. Her funeral plans were made so nothing to do there, but call the funeral home from the Asst Living and take her body to be cremenated and I have my Dad's urn and my sisters my Mom. We never had to use a lawyer for a thing and it was all legal. A nice sunny 72 outside. That is great. Take care. Bro. Doc
